Building science is the study of how buildings function as a complete system, encompassing not only the building envelope but also elements of structural design and material performance. It examines how heat, air, and moisture move through and around a building, while also considering how loads are carried, how assemblies respond to stress, and how construction methods affect long-term durability.
When these factors are not properly managed, buildings may experience issues such as energy loss, condensation, mold growth, premature material degradation, or even structural concerns. These issues can negatively impact occupant comfort and building performance in both the short and long term of a building’s life cycle. Building Envelope Consulting
  • Consultation with building stakeholders to determine where the function of the building is not being met, and to gather background information to assist in the overall investigation process.
  • On-site review of building envelope elements, identifying key design, material, exposure, and/or site-specific details that contribute to the various deterioration mechanisms for a given envelope component.
  • Investigate causes of building envelope failure and/or performance-related issues (i.e. durability, water penetration, uncontrolled air leakage, heat loss, and/or interior conditioning issues, material or envelope system failures).
  • Provide recommendations for building specific repair strategies to restore the condition and functionality of the building envelope.
  • Prepare design drawings and specifications for building envelope repairs/restoration, taking into account the building owner’s financial and operational objectives. Tender the design package to qualified Contractors and obtain competitive bids for the Owners consideration. Preparation of contract documents following selection of a bidder.
  • Complete competent on-site review and contract administration for the Repair/Restoration Contract between the Owner and Contractor.
  • Prepare building permit application and close out documents for the related authorities, as and where necessary, depending on the project type and local requirements.
